New Senior Affordable Housing Community In Orange Countys Pine Hills Neighborhood Breaks Ground

Orange County Mayor Jerry L. Demings and District 6 Commissioner Victoria P. Siplin recently joined local leaders and residents for the groundbreaking of a soon-to-be senior affordable housing community located in Pine Hills.

Hawthorne Park, developed by Wendover Housing Partners, will be a 120-unit development and will replace a portion of an underutilized shopping center and become the new anchor for revitalization in Pine Hills. Hawthorne Park is an example of successfully utilizing public-private partnerships to address the need for more affordable housing.

Since taking office in 2018 and creating Orange Countys Housing for All Task Force, I have made it known that providing short and long-term affordable housing options for Orange County residents is a priority, said Mayor Demings. This ground breaking at Hawthorne Park demonstrates how strong that commitment is and what can be accomplished when the private and public sector work together.

Putting up the building is the easy part when creating a new affordable housing community, said Jonathan L. Wolf, founder and CEO of Wendover Housing Partners. The hard part is the effort that it takes to get to where we are today. Hawthorne Park is the result of a truly cooperative effort between Orange County, private enterprise, members of the Pine Hills Neighborhood Improvement District and a grassroots effort of residents working to improve the Pine Hills area, which dates back to the early 1950s.

Westminster Crossing Apartments Is Accepting Applications

The Orange County Housing Authority will begin accepting applications for Project Based Voucher units for individuals experiencing homelessness on April 7, 2021 until further notice. The project, hereafter known as Westminster Crossing, is located at 7122 Westminster Blvd., Westminster CA 92683, and will have twenty one-bedroom units available for individuals experiencing homelessness.

Admission preference will be given to applicants experiencing homelessness, eligible for services under the Special Needs Housing Program, and referred by the Orange County Coordinated Entry System to OCHA. CES will verify homeless preference eligibility prior to referral to OCHA.

Individuals who are experiencing homelessness, who are currently on OCHAs Housing Choice Voucher waiting list and interested in applying for Westminster Crossing may dial 2-1-1 to be connected to an access point for households experiencing homelessness. 2-1-1 staff will connect you to the provider appropriate to your circumstances for connection to CES. $27 Million Project Designed For People 55 Or Older

ORANGE COUNTY, Fla. Orange County leaders marked the grand opening of a new senior affordable housing community in Pine Hills on Wednesday.

During a ribbon-cutting ceremony for Hawthorne Park, Mayor Jerry Demings spoke about how the $27 million project is part of a larger effort to improve affordable housing availability in areas that need it.

When government is able to leverage investment of tax-payer dollars in these types of projects, theres a return on that investment, Demings said. Were able to keep the rent well below the market rate and thats what makes it affordable.

With 120 one-bedroom and two-bedroom units, the complex is designed for residents 55 and older with income levels as low as $21,024 per year and as high as $39,840 per year.

The development came through a partnership with Wendover Housing and was built near the corner of Silver Star Road and Pine Hills Road.

We were able to come in and apply some entitlements to it and switch the use with Orange Countys help from a commercial use to allow for apartments, Managing Director of Development Ryan von Weller said.

Managers of the complex said more than half of the units have been filled by residents who are seeking relief from soaring rent prices.

Deirdre Treleaven is on a fixed income and moved into the community in April.

Interested persons must meet the Veterans Affairs Supportive Housing eligibility criteria, including VA health care eligibility and be experiencing homelessness, as defined in the McKinney-Vento Homeless Assistance Act.

    The County of Orange released an amendment to the 2020 Supportive Housing Notice of Availability on March 24, 2020. The 2020 NOFA amendments are as follows:

    • Revised Mental Health Services Act Term Sheet to clarify population to be served, outline the loan limit per regulated unit and update the recommended maximum COSR to reflect the capital loan limit
    • Clarified the timeframes for eligible developments in the 2020 Supportive Housing NOFA,
