Property Tax Exemption Program For Senior Citizens And People With Disabilities

Taxpayers who meet one of the following requirements as of December 31 of the year before the taxes are due:

  • At least 61 years of age or older.
  • Retired from regular gainful employment due to a disability.
  • Veteran of the armed forces of the United States receiving compensation from the United States Department of Veterans Affairs at one of the following:
  • Combined service-connected evaluation rating of 80% or higher.
  • Total disability rating for a service-connected disability without regard to evaluation percent.

Program benefits:The qualifying applicant receives a reduction in the amount of property taxes due. The amount of the reduction is based on the applicant’s income, the value of the residence, and the local levy rates.

Qualifying activity:Own and occupy a primary residence in the State of Washington and have combined disposable income of Income Threshold 3 or less. Beginning in 2020, Income Threshold 3 is based on the county median household income of the county where the residence is located. See income thresholds.

Reporting/documentation requirements:

  • Disabled person must provide written acknowledgment by Social Security or Veterans Administration orProof of Disability Affidavit.
  • Renewal required at least once every six years as determined by local assessor.

Must report Changes in Status affecting program eligibility and/or benefit level.

Examples Of Senior Property Tax Exemptions By State

While most states offer some form of property tax exemption for seniors, some are more kind than others.

Wyoming and Nevada bear the lowest overall state and local tax burden in the U.S.

Neither of these two states has any state income taxes. You can cash in your retirement plans and collect your social security checks without having to worry about a big state tax bill.

New Yorks senior exemption is also pretty generous. Its calculated at 50 percent of your homes appraised value, meaning youre only paying half the usual taxes for your property.

You must be age 65 or older and have an annual income of no more than $29,000 as of 2019.

Other states and cities arent so friendly.

For senior homeowners in Boston, for example, exemptions are much smaller.

Boston, MA offers $1,500, and you cant claim it in 2020 if it makes your tax bill less than what it was in 2019. And, you have to turn 65 by July 1st.

Boston retirees also must have lived in the state of Massachusetts for 10 years, or have owned the property for five years.

In Washington, you may claim an exemption if you were at least 61 years old in the previous year and have a household income of less than $35,000.

Depending on your income level, this exemption can be standard, partial or full.

A full exemption in Washington means that you pay no tax on the first $60,000 or 60 percent of assessed value, whichever is greater.

    South Carolina Property Tax For Senior Citizens

    The state of South Carolina has special provisions on property taxes for home owners who are 65 years of age or older and who have resided in the state for at least one year. These benefits are usually available for a surviving spouse if the deceased spouse was 65 or older. The surviving spouse must be 50 years of age or older. The benefit is known as homestead tax exemption and provides that the first $50,000 of the fair market value of the dwelling place, including mobile homes on leased land, shall be exempt from municipal, county, school and special assessment real property taxes.

    To receive this exemption you must generally apply at your county auditor’s office by July 15 of the year in which it is to be initially claimed. If you are unable to go there yourself, you may authorize someone to make the application for you.     Understanding property tax exemptions begins with getting a handle on how these taxes are calculated, and it all starts with an assessment.

    Your local tax authority will send someone to your property to appraise it and tag it with a market value based on things like comparable sales in your area and any amenities that you might have added. Your areas tax rate is then applied to this value. For example, your annual property tax would be $7,500 if the assessor says your home is worth $250,000, and your locality assesses the tax at a rate of 3%.

    How Is The Senior Property Tax Exemption Calculated

    As of 2020, the taxable value of the property is reduced by 50 percent of the first $200,000 of value. For example:

    • If the assessors taxable value of your home is $150,000, the full value is within the first $200,000, so the taxable value of the property will be reduced by 50 percent of $150,000, or $75,000. After the reduction, the taxable value of the property will be $75,000.
    • In the example above, your total savings would be 50 percent for the year – an exemption credit of $536.25 , based on a mill levy of 100.000.
  • If the assessors taxable value of your home is $400,000, the taxable value will be reduced by 50 percent of the first $200,000, or $100,000. After the reduction, the taxable value of the property will be $300,000.
  • In the example above, you would be receiving the maximum exemption credit possible for the year – an exemption credit of $715.00 , based on a mill levy of 100.000.
  • To Calculate The Amount Of The Reduction For Your Property:
