Development Will Transform Former Hotel Into 175 Affordable Rental Apartments For Seniors With Low Income
The San Diego Housing Commission awarded funding and housing vouchers to support the development
SAN DIEGO, CA Seniors age 62 and older who have low income will have 175 new affordable housing opportunities in Rancho Bernardo upon the completion of a new development in collaboration with the San Diego Housing Commission , which celebrated its ceremonial groundbreaking today.
This groundbreaking is a crucial step in actually providing a solution to a problem we are grappling with here in San Diego, and thats affordable housing, especially for our senior citizens, said Councilmember Marni von Wilpert, who represents Council District 5, where the Tizon development is located.
Tizon will provide 175 studio apartments for seniors with income up to 60 percent of San Diegos Area Median Income, currently $50,940 per year for a one-person household. Developed by Affirmed Housing, the apartments at Tizon will remain affordable for 55 years. The property also will include three unrestricted managers units.
The struggle to find and maintain a home they can afford remains all too common for many San Diego households, SDHC Interim President & CEO Jeff Davis said. This is especially true for seniors, who often have to rely only on their fixed incomes to make ends meet. That is why the new apartments that will be created here at Tizon are so important.

It wasnt too long ago that Silvia Martinez was living out of her car as a student at San Diego State University, but now, the 66-year-old is settled into a one-bedroom apartment in City Heights newly opened Harris Family Senior Residence.
The affordable housing complex opened in October, and Serving Seniors staff there have spent the past few weeks moving in residents ahead of a Nov. 14 grand opening ceremony.
In a previous life, Martinez had a career in finance, but that came to a stark halt when she developed a brain tumor that impacted her work performance.
Unable to continue working while undergoing three separate brain surgeries, Martinez went back to school to strengthen her computer skills, and ended up earning a bachelors degree in psychology. While in school, she experienced homelessness on and off, including for two full years after she graduated from SDSU in 2017.
I dont really care for cooking, but now its inviting to cook, and in this place, I feel happy, Martinez said. Its inviting and motivates me to invite people over compared to where I was living before.
The new 117-unit, Serving Seniors-managed apartment community is taking a different approach to senior housing in that its paired with a 78-unit family apartment complex next door.
The intergenerational aspect is what makes it unique, said Paul Downey, Serving Seniors president and CEO. Even though its two buildings, its one community.

Victoria at COMM22 offers 70 units of affordable housing for seniors age 62 and older. This community offers 40 studio, one- and two-bedroom apartments with affordable below-market-rate rents and 30-one bedroom apartments with HUD subsidized rents.
Victoria at COMM22 is part of a transit-oriented, master-planned community in the Logan Heights neighborhood of San Diego that also includes Paseo at COMM22, a 130-unit affordable housing property.
The master-planned development also features enhanced plaza areas for public gatherings, strong pedestrian connectivity throughout the site and convenient access to public transportation. As part of the development process, area infrastructure received significant upgrades such as streetscape improvements, storm drains, water and sewer lines, and undergrounding of power lines.
The site was co-developed by BRIDGE Housing and MAAC, in partnership with San Diego Unified School District.
