Tiny Homes For Seniors Proposed For A Las Vegas Affordable Housing Community

LAS VEGAS, Nev. – The City of Las Vegas is reviewing a proposal to incorporate tiny homes into an affordable housing community, meant to help those with lower incomes and seniors afford to live in the Las Vegas Valley.

The proposal for 276 units is at the corner of Rome and Decatur Road. The proposal by Ovation Development has apartment buildings that span two, three to four stories, and several dozen tiny homes the tiny homes are roughly 400 square feet each.

Tiny homes have been a popular option in recent years among renters, homeowners and developers, hoping to seek affordable options amid rising construction costs and rising rent and housing prices.

According to the Nevada Housing Coalition, the state lacks 85,000 units for those with extremely low incomes 25,000 of those people are seniors.

A spokesperson for Ovation Development said the proposal was initially for all ages, but after residents voiced concerns over neighborhood crowding, traffic and crime modified the proposal to a possible 55+ community, and are removing three-bedroom options from the apartments.

People who would have lived here would have been starting teachers, starting police officers, they would have been starting firemen… as a community, what we should be talking about is how we can solve that problem, a spokesperson said to the Planning committee on September 13.

Neighbors voiced various concerns to city officials.

The City Council will review the proposal on Oct. 19.

Clark County joined Neighborhood Housing Services of Southern Nevada to break ground on The Golden Rule Senior Apartments, an affordable housing development that will provide 60 rental units for very low-to-moderate-income seniors. The apartment building will be located at 820 N. Eastern Ave.

The project brings much-needed affordable housing to the Las Vegas Valley for seniors. Southern Nevadas lack of affordable housing, especially at the lowest income levels, has had a negative effect on the community as many local families have had to turn to homelessness services for assistance.

According to the National Low Income Housing Coalition, the Las Vegas-Henderson-Paradise metropolitan area has the most severe shortage of homes available for extremely low-income renters with only 16 affordable and available homes for every 100 renter households.

Too many of our seniors are struggling as rents and the cost of living in Las Vegas increase, said Clark County Commissioner William McCurdy. Im very happy that we were able to contribute financially toward the completion of this project, which will house those with little income and provide needed social support for these residents.

Construction is expected to be completed by February 2023.
