What Are Senior Property Tax Exemptions
A senior property tax exemption reduces the amount seniors have to pay in taxes on properties they own.
Property taxes are quite possibly the most widely unpopular taxes in the U.S. And for retirees, they create a unique problem as property taxes increase over time but incomes may not.
States have responded to this issue by enacting tax relief policies for certain homeowners, including senior citizens.
But states arent always proactive in getting seniors the help they need.
The state, county or city agency that collects your property taxes usually doesnt tell you that you qualify for an exemption. You have to find out for yourself whether you qualify.
In fact, the state, county or city agency that collects your property taxes usually doesnt tell you that you qualify for an exemption.
Instead, you yourself have to figure out whether youre eligible, and then request the tax deduction you qualify for.
Heres how to do that.

Examples Of Senior Property Tax Exemptions By State
While most states offer some form of property tax exemption for seniors, some are more kind than others.
Wyoming and Nevada bear the lowest overall state and local tax burden in the U.S.
Neither of these two states has any state income taxes. You can cash in your retirement plans and collect your social security checks without having to worry about a big state tax bill.
New Yorks senior exemption is also pretty generous. Its calculated at 50 percent of your homes appraised value, meaning youre only paying half the usual taxes for your property.
You must be age 65 or older and have an annual income of no more than $29,000 as of 2019.
Other states and cities arent so friendly.
For senior homeowners in Boston, for example, exemptions are much smaller.
Boston, MA offers $1,500, and you cant claim it in 2020 if it makes your tax bill less than what it was in 2019. And, you have to turn 65 by July 1st.
Boston retirees also must have lived in the state of Massachusetts for 10 years, or have owned the property for five years.
In Washington, you may claim an exemption if you were at least 61 years old in the previous year and have a household income of less than $35,000.
Depending on your income level, this exemption can be standard, partial or full.
A full exemption in Washington means that you pay no tax on the first $60,000 or 60 percent of assessed value, whichever is greater.

What Are Tax Exemptions
Exemptions dont have any effect on tax rates, and they dont typically subtract from your tax bill. As the name suggests, a tax exemption makes certain income, assets, or a portion of those income and assets free from taxation.
In the case of income taxes, exempt income is not included in your taxable income. In the case of property taxes, your state might freeze the value of your home, on which property taxes are based, and the balance of its value over this amount isn’t subject to taxation as property values rise. Value over this amount is “exempt.” Some states reduce the value of your home that’s subject to taxation by a percentage or dollar amount.
Property taxes are imposed at state, county, and local levels. This is one area of taxation that the Internal Revenue Service doesnt have a hand in, but that can be both a good and a bad thing. Blanket, coast-to-coast rules exist for federal taxes, but property tax rules can vary considerably from state to state. They can even differ from one city to the next within the same county.
Some similar regulations and provisions apply in most jurisdictions and many states do have some statewide rules.

South Carolina Property Tax For Senior Citizens
The state of South Carolina has special provisions on property taxes for home owners who are 65 years of age or older and who have resided in the state for at least one year. These benefits are usually available for a surviving spouse if the deceased spouse was 65 or older. The surviving spouse must be 50 years of age or older. The benefit is known as homestead tax exemption and provides that the first $50,000 of the fair market value of the dwelling place, including mobile homes on leased land, shall be exempt from municipal, county, school and special assessment real property taxes.
To receive this exemption you must generally apply at your county auditor’s office by July 15 of the year in which it is to be initially claimed. If you are unable to go there yourself, you may authorize someone to make the application for you. You must have proof of your age, such as from a birth certificate, Medicare card, Medicaid card or driver’s license.
State property taxes which are actually paid may be fully deductible for federal income tax purposes if you itemize your deductions on your federal return. If you have any specific questions about the homestead tax exemption contact your county auditor, or your lawyer.
How Are Property Taxes Calculated
Understanding property tax exemptions begins with getting a handle on how these taxes are calculated, and it all starts with an assessment.
Your local tax authority will send someone to your property to appraise it and tag it with a market value based on things like comparable sales in your area and any amenities that you might have added. Your areas tax rate is then applied to this value. For example, your annual property tax would be $7,500 if the assessor says your home is worth $250,000, and your locality assesses the tax at a rate of 3%.

How Is The Senior Property Tax Exemption Calculated
As of 2020, the taxable value of the property is reduced by 50 percent of the first $200,000 of value. For example:
- If the assessors taxable value of your home is $150,000, the full value is within the first $200,000, so the taxable value of the property will be reduced by 50 percent of $150,000, or $75,000. After the reduction, the taxable value of the property will be $75,000.
- In the example above, your total savings would be 50 percent for the year – an exemption credit of $536.25 , based on a mill levy of 100.000.

Tax-Rates.org provides a comprehensive list of states’ median property tax rates. The 11 states with the least expensive property tax rates as of 2020 are:
These are state-wide median rates, not actual tax rates in any jurisdiction. Half of all property taxes are higher that the rates cited, and half are less.
But it can be relative. Some states have low property tax rates, but they impose a very high income tax rate or they might have prohibitive sales taxes. The average home value in others is comparatively low, which might make them better retirement choices overall.
