Sen Ossoff Working To Increase Affordable Housing Supply For Metro Atlanta Seniors
Washington, D.C. U.S. Senator Jon Ossoff is working to help seniors across metro Atlanta find affordable housing.
In a U.S. Senate Banking Committee hearing today, Sen. Ossoff raised concerns about the quality of senior housing in Acworth, Ga.
Last summer, residents of an assisted living facility in Acworth were given just three days to find a new place to live when the facility suddenly closed putting a large burden on families.
I frequently hear from constituents that when seniors can find affordable housing, that the difficulties that operators of, in particular, senior-oriented and assisted living facilities face in sustaining their business models can pose dire challenges for seniors seeking housing, Sen. Ossoff said in the hearing. At one facility in Acworth, Georgia, seniors were given just three days notice to vacate before the senior housing facility suddenly closed.
Dr. Jennifer Molinsky, Project Director at Harvard Universitys Joint Center for Housing Studies, and Shannon Guzman, Senior Policy Advisor at the AARP Public Policy Institute, cited the importance of finding housing options that work for seniors, regardless of their health circumstances.

Is A Nursing Home Right For Me

Is A Personal Care Home Or Assisted Living Community Right For Me
Personal care homes and assisted living communities are options for individuals whod like some help with day-to-day living. These services are provided directly by the housing provider. In both cases, individuals receive help with personal services, including individual assistance with or supervision of self-administered medication, as well as other essential daily activities such as eating, bathing, grooming, dressing, and toileting, but do not receive round-the-clock nursing services.

Low Income Housing Tax Credit Assisted Living Facility in Atlanta, Georgia
Environment: Affordable assisted living services in Georgia are sorely lacking. This is due in part to the restrictions that exist in Georgia to access Medicaid waivers to pay for services. Yet the large and growing number of low income seniors needs an affordable option. The health care environment that exists today makes it impossible for seniors to find the services that would allow them to age in place thus forcing them into premature institutionalization at a higher cost to taxpayers. Faced with these challenges, the Atlanta Housing Authority, a LIHTC developer, and Mia Senior Living worked closely to apply for a 9% low income housing tax credit set aside from the Georgia Department of Community Affairs. The project will cater on a priority basis to senior Veterans. The closing for the project occurred on December 31, 2013. The facility contains 60 rental units in a three story building. The facility contains a commercial kitchen, dining/recreational area, offices, laundry room, doctors offices and staff stations. The building is UFAS compliant and contains many green and sustainable design features.
The proforma included start-up costs of $381,893 for the first year of operation. The second stabilized year showed a NOI of $294,369 and a projected $270,862 net income on year 3.
