What Is Senior Housing

New affordable housing program unveiled in Atlanta

Senior housing is more commonly known as senior living. Senior living communities are bustling hubs of activity, catering to older adults who want to increase their access to socialization and wellness resources. Senior living communities are only available to older adults, and most feature apartment or condo housing options.

Exceptional senior living communities, like those in the Alpharetta area, feature luxury amenities that can include:

  • An activity calendar featuring events like live music concerts, history presentations, and trips to explore Atlanta or other nearby areas
  • Chef-prepared meals three times per day in a social dining room
  • Housekeeping and personal laundry services
  • Concierge and transportation services

Perhaps most importantly, senior living communities offer support and assistance tailored to the challenges of the residents who live there. For example, assisted living communities and dementia care neighborhoods feature caregivers who can provide extra assistance to residents round the clock, giving seniors and their family members peace of mind. Specialized dementia care neighborhoods offer daily routines based on the natural rhythms of the day, giving residents a sense of comfort and peace.

Sen Ossoff Working To Increase Affordable Housing Supply For Metro Atlanta Seniors

Washington, D.C. U.S. Senator Jon Ossoff is working to help seniors across metro Atlanta find affordable housing.

In a U.S. Senate Banking Committee hearing today, Sen. Ossoff raised concerns about the quality of senior housing in Acworth, Ga.

Last summer, residents of an assisted living facility in Acworth were given just three days to find a new place to live when the facility suddenly closed putting a large burden on families.

I frequently hear from constituents that when seniors can find affordable housing, that the difficulties that operators of, in particular, senior-oriented and assisted living facilities face in sustaining their business models can pose dire challenges for seniors seeking housing, Sen. Ossoff said in the hearing. At one facility in Acworth, Georgia, seniors were given just three days notice to vacate before the senior housing facility suddenly closed.

Dr. Jennifer Molinsky, Project Director at Harvard Universitys Joint Center for Housing Studies, and Shannon Guzman, Senior Policy Advisor at the AARP Public Policy Institute, cited the importance of finding housing options that work for seniors, regardless of their health circumstances.

Sen. Ossoff raises affordable senior housing issues in Senate Banking hearing.

Is A Nursing Home Right For Me

The first thing to know is that most nursing homes actually provide two separate categories of service:

  • Post-acute: sometimes called short-term rehabilitation or skilled nursing only available after a qualifying hospital stay and only for a limited time.
  • Long-term care: nursing, medical, social, and personal services to support individuals who have chronic conditions and need assistance with daily activities.

For further information on nursing home accommodations, costs, and services read our in-depth Nursing Home Tip Sheet.

Nursing homes are regulated by the federal government and licensed by the State of Georgia. Plus, residents have access to person-centered advocates, called Long-Term Care Ombudsmen, to help them resolve any concerns.

It is important to know that some nursing homes do not have the name nursing home in their name. They may use the terms health and rehab, care center, or nursing facility, for example. The best way to know for sure whether a particular facility is a nursing home is to go to Medicares page to compare nursing homes and search by facility name.

Is A Personal Care Home Or Assisted Living Community Right For Me

Affordable housing units come to Atlanta’s west side

Personal care homes and assisted living communities are options for individuals whod like some help with day-to-day living. These services are provided directly by the housing provider. In both cases, individuals receive help with personal services, including individual assistance with or supervision of self-administered medication, as well as other essential daily activities such as eating, bathing, grooming, dressing, and toileting, but do not receive round-the-clock nursing services.

  • Personal care home: a residential setting which provides or arranges for housing, meals, and personal services for two or more adults unrelated to the homes owner or administrator. Download our personal care home checklist during your search for the best living situation.
  • Assisted living community: a residential setting which provides personal services and medication administration by a certified medication aide for 25 residents or more.

Personal care homes and assisted living communities are licensed by the State of Georgia. You can search for these options and learn about their inspection history. Plus, residents have access to person-centered advocates called Long-Term Care Ombudsmen to help them resolve any concerns.

Low Income Housing Tax Credit Assisted Living Facility In Atlanta Ga

Low Income Housing Tax Credit Assisted Living Facility in Atlanta, Georgia

Environment: Affordable assisted living services in Georgia are sorely lacking. This is due in part to the restrictions that exist in Georgia to access Medicaid waivers to pay for services. Yet the large and growing number of low income seniors needs an affordable option. The health care environment that exists today makes it impossible for seniors to find the services that would allow them to age in place thus forcing them into premature institutionalization at a higher cost to taxpayers. Faced with these challenges, the Atlanta Housing Authority, a LIHTC developer, and Mia Senior Living worked closely to apply for a 9% low income housing tax credit set aside from the Georgia Department of Community Affairs. The project will cater on a priority basis to senior Veterans. The closing for the project occurred on December 31, 2013. The facility contains 60 rental units in a three story building. The facility contains a commercial kitchen, dining/recreational area, offices, laundry room, doctors offices and staff stations. The building is UFAS compliant and contains many green and sustainable design features.

The proforma included start-up costs of $381,893 for the first year of operation. The second stabilized year showed a NOI of $294,369 and a projected $270,862 net income on year 3.

    Overview Of Atlanta’s Low

Some Atlantas low-income apartments for senior citizens that are part of the Section 8 Voucher Program get funding from the U.S. Department of Housing and Urban Development , not from Atlantas Housing Authority. The apartments and homes in the program charge a pre-determined rent based on the tenant’s monthly income. The eligible tenants must first obtain a Section 8 Housing Voucher during Atlantas HCV Open Enrollment. Because of Atlantas higher population, the HCVP has been closed for quite some time and is not expected to be open for enrollment anytime soon.

However, you must keep an eye on these as the government-funded low-cost housing for seniors includes necessary amenities that can take care of your daily routine or basic comforts.
